What is an MCP?
MCP stands for Model Context Protocol. It’s an open standard that lets AI tools connect directly to live data sources and work with that data in real time, with no manual export step in between. Think of it as a direct line between your data and your AI.
What does this let your team do?
With the Explore Pro MCP connected, anyone on your team can ask a question in plain language and get an answer built from live ApartmentIQ data. A few examples:
- Pull a market analysis on your comps from live rent, occupancy, and concession data, without leaving your AI tool
- Build a deal memo or underwriting summary for a target submarket in seconds
- Run a comp review across an MSA and have the AI flag the outliers
- Spin up a dashboard or portfolio rollup from data that’s refreshed daily
- Ask how NERs have moved in a submarket over the last 90 days and get a straight answer
What data you can pull
The MCP draws on the same data you see in Explore Pro, at both property and market level:
- Rent comps and in-place rents
- Unit mix, status, and concessions
- Occupancy and leasing trends
- New supply and construction pipeline
- Rent forecasts across MSA, submarket, zip, and property
Today the MCP covers Explore Pro data. Market Surveys data is on the roadmap, so the same workflows will soon reach daily, unit-level survey data too.
Data that moves with your team
For too long, multifamily data has lived behind a login, locked inside the software it shipped with. Other platforms still treat their data as a walled garden.

The MCP is the first piece. It delivers context, putting live ApartmentIQ data directly inside Claude, ChatGPT, and any MCP-compatible tool. It’s multifamily’s first market data MCP.
A parallel move: Bulk Data Exports
If the MCP makes your data conversational, Bulk Data Exports make it portable at scale.
Now in closed beta for Explore Pro+, Bulk Data Exports let you pull property-level data straight out of ApartmentIQ as a full CSV. Pick a geography (MSA, market, or region) or a specific set of properties, choose your columns and time period, and export one clean row per property with every metric you selected.
What used to mean clicking through each geography one at a time is now a single flow. From there, the data is yours to work with: run your own benchmarking, modeling, or reporting on AIQ data, without manually compiling it somewhere else.
API access to the same data is rolling out soon, with saved views and scheduled exports to follow. More export types are on the way, including organization and sales-transaction data.

Common questions about the ApartmentIQ MCP
It's a connector that plugs your AI tool (Claude today) directly into the ApartmentIQ database so you can ask questions in plain language and get answers sourced from our data. Think of it as "APIs with context": we've loaded a set of ApartmentIQ tools that Claude calls on your behalf, then returns the comps, rents, occupancy, or forecast you asked for.
Live with Claude (including Claude Desktop / Cowork) today. ChatGPT, Microsoft Copilot, and Google Gemini are on the near-term roadmap.
It's in closed beta, with general availability rolling out this quarter. Some Explore Pro customers are already connected on Claude, and we're adding beta participants on request. Happy to include your team.
For Explore Pro customers there's no separate charge for the MCP itself. Access is governed by the same unique-properties allowance as our API and manual pulls (we've moved away from a per-call model to a per-unique-property model). Your only other "cost" is your own AI tool's token/usage limits (e.g., what Claude allows in your plan).
Same underlying data, different delivery. The MCP is essentially an abstraction layer on top of our APIs, built for natural-language, ad-hoc, conversational queries right inside your AI tool. The API is the better fit when you're piping data into a warehouse (e.g., Snowflake), running recurring scheduled pulls, or building it into your own application. Many partners use both.

We generate a unique key for your organization and apply your property allowance to it. You pull against your limit, on whatever frequency you want. (We don't spin up a separate cloned table per org; access is controlled at the key/allowance level.)
The MCP doesn't let the AI guess, it makes real tool calls back to the ApartmentIQ database and returns actual records, so the figures come from our data rather than the model's memory. This is exactly why we built a governed connector instead of relying on a generic one; you can see the tool calls execute as the request runs.
